Loudoun County, Virginia, is often celebrated as the wealthiest county in the United States. With a median household income of $170,463, it presents a picture of affluence and prosperity. From the vine-covered river valleys to the historic towns of Leesburg, Middleburg, and Ashburn, the county boasts a landscape rich in beauty and economic opportunity.
Yet, beneath this veneer of wealth, there exists a less visible challenge: suburban poverty in Loudoun County. As we explore this issue, it becomes evident that not all residents share equally in the county’s wealth.
The Reality of Suburban Poverty in Loudoun County
Despite Loudoun County’s impressive economic statistics, pockets of significant poverty persist, particularly affecting underserved communities. In certain areas near Leesburg, for instance, the child poverty rate reaches as high as 20%, and educational attainment struggles, with just over half of the residents holding a high school diploma.
The broader region of Northern Virginia mirrors this disparity, with many families adjusting their spending drastically due to rising inflation. A recent report from the Community Foundation of Northern Virginia highlights that a quarter of local families sacrifice basic needs like food and healthcare.

Economic Strains in Local Industries
The employment landscape in Loudoun County, especially within hospitality, retail, and tourism, reflects broader economic challenges.
On the day this blog was published, there were 2893 Hospitality jobs and 420 food service positions available in Loudoun County, VA, on Indeed.com.
While numerous job opportunities exist, with thousands of positions listed on platforms like Indeed.com, the wages often do not align with the cost of living.
For instance, the average Loudoun County hospitality worker earns around $34,125 annually, which falls short when considering the county’s median home sale price is over $689,000. Rental costs, too, are prohibitive, with a two-bedroom apartment averaging $1,800 per month. These figures illustrate a growing disparity that impacts daily living and strains the workforce that sustains the county’s bustling tourism and retail sectors.
Recently, Northern Virginia Family Service published a blog about the high cost of childcare and how the cost impacts the community in five ways. From the blog:
“Consider the yearly median cost of childcare across various counties and percent of income provided by the Department of Labor: Loudoun County at $22,646 (12.5%).”
With the high cost of childcare impacting a community in critical ways, NVFS now plays an expanded role in Loudoun County.
